MONTICELLOAM, LLC’s Managing Directors have years of experience underwriting commercial real estate and healthcare loans, asset-based lending and overseeing structured credit portfolios.
MONTICELLOAM, LLC draws on its founders experience as workout specialists, having successfully worked as consultants to manage and turn around distressed skilled nursing, assisted living, affordable housing, and senior housing facilities on behalf of banks, financial institutions and bankruptcy courts.
Brings over 30 years of intensive real estate finance, development and construction experience to the organization. Mr. Litt was President (2000-2010) and then Chairman (2010-Present) of The Kohl Companies (Kohl Solutions and Kohl Construction Group) developing, owning and operating skilled nursing facilities and multifamily housing, including market rate and affordable housing financed through low income housing and historic tax credits. Mr. Litt has deep knowledge in working with regulated businesses. He is a recent Trustee of Yonkers Partners in Education and the Advisory Council for Provident Bank, and a consultant to various not-for-profit religious, healthcare and educational institutions in the New York Metropolitan Area. Mr. Litt received a B.S. Degree in Finance from New York University (1981).
Began his career at the inception of the mortgage securitization era and has continued for over 30 years as the arena has grown vastly in product and depth. He was most recently a Managing Director and trader of mortgage backed securities at Ladder Capital from 2009 to 2014. Prior to Ladder Capital, Mr. Lally was a Managing Director in the multifamily and commercial origination and trading efforts at First Boston (1982-1989), Merrill Lynch (1989-1991), Daiwa Securities (1991-1994), Greystone (1994-1997 and 2007-2009), UBS / Principal Finance (1997-2007). Mr. Lally holds a B.A. from the College of the Holy Cross (1977).
Served as the Chief Executive Officer for Kohl Construction Group (2000-Present) which provided construction services within the New York Metropolitan area. The firm specialized in building skilled nursing facilities, assisted living facilities, independent senior housing as well as facilities for nonprofit religious organizations. During this same time, Mr. Litt also served as the Executive Vice President of Kohl Solutions, which specialized in developing and operating skilled nursing facilities, assisted living facilities, independent senior housing, affordable housing, mixed use retail and multifamily residential as well as industrial/warehouse assets in the Mid-Atlantic Region. Mr. Litt was an advisor to the Northern Metropolitan, Inc., a not-for-profit senior housing organization in Rockland County, NY. In addition, he also served as the Treasurer for Congregation Kol Ami in White Plains, NY. Mr. Litt holds a B.S. from Ithaca College.

Prior to working at MONTICELLOAM, LLC, Mr. Kelly was most recently a Senior Director at Pacific Western Bank’s Healthcare Finance Group (formerly known as CapitalSource) where he helped originate over $1 billion in loans to senior housing and long-term care companies across the United States. Mr. Kelly also worked as EVP of Covington Senior Living, LLC, where he led acquisitions, development, capital structuring and other strategic initiatives. Before joining Covington Senior Living, Mr. Kelly worked in Merrill Lynch Capital’s Healthcare Finance Division, KeyBank’s Healthcare Finance Division and in KeyCorp’s Commercial Banking Management Program. Mr. Kelly received his BA in Finance from Valdosta State University and MBA from Florida Agricultural & Mechanical University. He is also a graduate of KeyCorp’s Commercial Banking Management Program.
Senior Managing Director
Focused on financial underwriting and portfolio management at MONTICELLOAM, LLC, Joe joined the firm in March 2016. Mr. Borenstein has over 8 years of financial analysis, accounting, and tax advisory experience focused primarily on alternative investments. Prior to joining MONTICELLOAM, LLC, Mr. Borenstein worked at KPMG. Mr. Borenstein is a licensed Certified Public Accountant in New York State and holds a Bachelor’s of Science degree in Accounting from Binghamton University.
Jung S. Park
Was previously Managing Director of Pacific Western Bank’s Healthcare Finance Group (formerly known as CapitalSource) where he managed the national lending healthcare practice and helped originate and underwrite over $1 billion in healthcare loans. Prior to his role as Managing Director, Mr. Park also was a key member of CapitalSource’s healthcare team that acquired nearly 200 healthcare facilities. He was responsible for negotiating the purchase agreement and securing debt financing for many of the properties. Mr. Park’s other experiences include working as a consultant for 10 years at three professional services firms. He provided bankruptcy and turnaround consulting services for debtors and creditors in various industries, including the skilled nursing and senior housing sectors. Mr. Park graduated with honors from the University of California, Los Angeles with a B.A. in Business Economics. He also earned his designation as a Certified Insolvency & Restructuring Advisor (CIRA) through the Association of Insolvency and Restructuring Advisors (AIRA).
Managing Director, Commercial Real Estate
Prior to joining MONTICELLOAM, LLC, Mr. Downs was Regional Vice President at Ullico Inc. and was responsible for mortgage loan originations throughout the Northeast region. Prior to Ullico Inc., Mr. Downs was Vice President in M&T Bank’s Commercial Real Estate Group in New York, where he structured and managed a portfolio of stabilized and development properties. Before joining M&T Bank, Mr. Downs was Vice President in the Real Estate Finance Division at Bank of Scotland from 2004-2010 and was responsible for negotiating opportunistic transactions for high-net worth individuals, investment funds and REITs throughout the US and Canada. Matthew holds a BS from Mount St. Mary’s University in Maryland. He was President of the Real Estate Lender’s Association (RELA) New York Chapter from 2013-2015 and since 2016, has been on the RELA Board of Directors.
Prior to working at MONTICELLOAM, LLC, Ms. Gordon was most recently an SVP, Senior Credit Administrator at Opus Bank. Ms. Gordon was responsible for all facets of credit oversight for the healthcare lending, structured asset-based lending, and lender finance within the commercial banking group. Ms. Gordon also worked as SVP, Director of Credit at Monroe Capital, LLC where she helped develop a middle market healthcare lending company specializing in revolving lines of credit and term loans. Before joining Monroe Capital, LLC, Ms. Gordon acted as Deputy Chief Credit Office for Ridgestone Bank, Chief Credit Officer for Bridge Finance Group, Inc. and VP of Credit/Portfolio at FINOVA Capital Corporation. Ms. Gordon received her BS in Finance from University of Illinois – College of Commerce and Business Administration. She is also a member of the Commercial Finance Association and a member of the Turnaround Management Association.
Responsible for the collection, analysis, reporting, and monitoring of loan data for active loans at MONTICELLOAM, LLC, based in the New York office. Prior to joining Monticello in February 2019, Mr. Butigian spent 4 years at J.P. Morgan as a Wealth Management Analyst and an Auditor with coverage of the real estate teams. Mr. Butigian graduated Cum Laude with degree in Finance from the University of Delaware and obtained a Diploma in Commercial Real Estate Financial Modeling from NYU.
Assists in the due diligence and underwriting of investments having joined the firm in August 2016. Mr. Chapman holds a Bachelor’s of Science degree in Business Administration from the University of Richmond.
Responsible for the analysis, reporting, and monitoring of loan data at MONTICELLOAM, LLC in the New York office. Prior to joining MONTICELLOAM, LLC, Mr. Fallon spent six years at Societe Generale most recently as a relationship manager focused on clients of a collateralized lending desk. Mr. Fallon holds a Bachelor of Arts degree in Economics from the University of Chicago, and is a CFA Charterholder.
Responsible for underwriting and conducting due diligence for prospective investments. Prior to joining MONTICELLOAM, LLC in January 2018, Mr. Grunbaum was an Investment Banking Analyst in the Diversified Industries group at Canaccord Genuity Corp. Mr. Grunbaum holds a Bachelor of Business Administration from the Schulich School of Business at York University.
She has over 10 years of experience in accounting and 3 years of experience in residential and commercial real estate field. Mrs. Joseph holds a Bachelor’s of Science degree in Accounting from Mercy College.
Responsible for the analysis, reporting and monitoring of working capital loans at MONTICELLOAM, LLC. Prior to joining MONTICELLOAM, LLC, Mr. Kantor worked at Capital One as a Credit Analyst in their Commercial Bank. Mr. Kantor holds a Bachelor’s of Science Degree in Business Administration from The University of Richmond.

Focusing on Marketing and Client Services for MONTICELLOAM, LLC in the New York office. Prior to joining, Mr. MacHale worked at Simpson Thacher and Bartlett, LLP as a Corporate Paralegal. He holds a Bachelor of Science in Business Administration degree in Finance from Georgetown University.
Responsible for the analysis, reporting and monitoring of loan data at MONTICELLOAM, LLC in the New York office. Mr. Norman graduated with honors from the University of Pennsylvania with a Bachelor of Arts degree in Economics, with a minor in Consumer Psychology from The Wharton School.
Focusing on loan surveillance, investment analysis, and relationship management at MONTICELLOAM, LLC, based in the New York office. Prior to joining MONTICELLOAM, LLC in October 2018, Mr. Rosenblum spent eight years at BlackRock as a Director of Internal Audit, specializing in risk management and alternative assets. Mr. Rosenblum started his career at Deloitte as a Structured Finance Analyst and Senior Financial Statement Auditor, responsible for coverage of hedge funds, private equity/credit funds, real estate, and securitized assets. Mr. Rosenblum holds a CPA license in the State of New York, a Bachelors of Accountancy, Cum Laude, from George Washington University, and is currently completing a Masters of Science in Technology Management from Columbia University.
He has over 15 years of experience in accounting and project management in the real estate field. Mr. Sandoval holds a degree in Accounting from William Paterson University.

Morgan for three years, covering public-sector clients with a focus on municipal securities. Mr. Silverberg holds a Bachelor of Science degree in Finance and Management from New York University.
Responsible for originating new real estate debt opportunities for MONTICELLOAM, LLC. Prior to joining, Mr. Sod worked for 2 years as an originator for Harborview Capital Partners where he was involved in the origination of over $100,000,000 in loans.
Responsible for investment analysis, underwriting and surveillance in the New York office. Mr. Sorrentino holds a Bachelor of Science degree in Business and Technology from Steven’s Institute of Technology, and a Data Science and Machine Learning Certificate from General Assembly.
