ALAN LITT

Founder

Brings over 30 years of intensive real estate finance, development and construction experience to the organization. Mr. Litt  was President (2000-2010) and then Chairman (2010-Present) of The Kohl Companies (Kohl Solutions and Kohl Construction Group) developing, owning and operating skilled nursing facilities and multifamily housing, including market rate and affordable housing financed through low income housing and historic tax credits. Mr. Litt has deep knowledge in working with regulated businesses. He is a recent Trustee of Yonkers Partners in Education and the Advisory Council for Provident Bank, and a consultant to various not-for-profit religious, healthcare and educational institutions in the New York Metropolitan Area. Mr. Litt received a B.S. Degree in Finance from New York University (1981).

THomas Lally

Founder

Began his career at the inception of the mortgage securitization era and has continued for over 30 years as the arena has grown vastly in product and depth. He was most recently a Managing Director and trader of mortgage backed securities at Ladder Capital from 2009 to 2014. Prior to Ladder Capital, Mr. Lally was  a Managing Director in the multifamily and commercial origination and trading efforts at First Boston (1982-1989), Merrill Lynch (1989-1991), Daiwa Securities (1991-1994), Greystone (1994-1997 and 2007-2009), UBS / Principal Finance (1997-2007). Mr. Lally holds a B.A. from the College of the Holy Cross (1977).

Jonathan Litt

Founder

Served as the Chief Executive Officer for Kohl Construction Group (2000-Present) which provided construction services within the New York Metropolitan area. The firm specialized in building skilled nursing facilities, assisted living facilities, independent senior housing as well as facilities for nonprofit religious organizations. During this same time, Mr. Litt also served as the Executive Vice President of Kohl Solutions, which specialized in developing and operating skilled nursing facilities, assisted living facilities, independent senior housing, affordable housing, mixed use retail and multifamily residential as well as industrial/warehouse assets in the Mid-Atlantic Region. Mr. Litt was an advisor to the Northern Metropolitan, Inc., a not-for-profit senior housing organization in Rockland County, NY. In addition, he also served as the Treasurer for Congregation Kol Ami in White Plains, NY. Mr. Litt holds a B.S. from Ithaca College.

Joseph Borenstein

Senior Managing Director

Mr. Borenstein serves as a Senior Managing Director of Greystone Monticello having joined Monticello in March 2016. Mr. Borenstein has a broad range of experience having served in various senior roles for Monticello in originations, underwriting, portfolio management,fund/investment structuring, and strategic new business initiatives. Mr. Borenstein has over 10 years of total experience. Prior to joining Greystone Monticello, Mr. Borenstein worked at KPMG. Mr. Borenstein is a licensed Certified Public Accountant in New York State (inactive) and holds a Bachelor of Science degree in Accounting from Binghamton University.

Kim Gordon

Senior Managing Director

Prior to working at MONTICELLOAM, LLC, Ms. Gordon was most recently an SVP, Senior Credit Administrator at Opus Bank. Ms. Gordon was responsible for all facets of credit oversight for the healthcare lending, structured asset-based lending, and lender finance within the commercial banking group. Ms. Gordon also worked as SVP, Director of Credit at Monroe Capital, LLC where she helped develop a middle market healthcare lending company specializing in revolving lines of credit and term loans. Before joining Monroe Capital, LLC, Ms. Gordon acted as Deputy Chief Credit Office for Ridgestone Bank,  Chief Credit Officer for Bridge Finance Group, Inc. and VP of Credit/Portfolio at FINOVA Capital Corporation. Ms. Gordon received her BS in Finance from University of Illinois – College of Commerce and Business Administration. She is also a member of the Commercial Finance Association and a member of the Turnaround Management Association.

DARREN MARGULIS

Managing Director

With over 25 years of experience in healthcare and commercial real estate risk management, Mr. Margulis leads the Advisory Services team at MONTICELLOAM, LLC, focusing on asset recovery and portfolio management. Prior to his current role, he co-led Formation Capital’s Lending Group with a primary focus on underwriting, portfolio management, and investor relations. Mr. Margulis was previously Senior Director at Oxford Finance charged with credit and portfolio management, and Senior Vice President at GE Healthcare Financial Services. At GE, he managed a healthcare real estate portfolio in excess of $5B and acquired over $1.5B of Skilled Nursing, Seniors Housing and Medical Properties. He holds a BA from the Kelley School of Business at Indiana University.

Responsible for the collection, analysis, reporting, and monitoring of loan data for active loans at MONTICELLOAM, LLC, based in the New York office. Prior to joining Monticello in February 2019, Mr. Butigian spent 4 years at J.P. Morgan as a Wealth Management Analyst and an Auditor with coverage of the real estate teams. Mr. Butigian graduated Cum Laude with degree in Finance from the University of Delaware and obtained a Diploma in Commercial Real Estate Financial Modeling from NYU.

Assists in the due diligence and underwriting of investments having joined the firm in August 2016. Mr. Chapman holds a Bachelor’s of Science degree in Business Administration from the University of Richmond.

Focused on analysis, surveillance and underwriting of investments at MONTICELLOAM, LLC based in the New York Office. Prior to joining MONTICELLOAM, LLC, Mr. Dromerhauser worked in the Chief Investment Office at Prudential Financial, where he monitored portfolio composition and supported various portfolio managers. Mr. Dromerhauser holds a Bachelor of Science degree from the University of Delaware where he double majored in Accounting and Finance.

Responsible for Investor Relations and Marketing at MONTICELLOAM, LLC, based in the New York Office. Prior to joining Monticello, Mr. Eisenberg worked at Bank of America as an Assistant Vice President in their Global Banking and Market Operations group. Mr. Eisenberg holds a Bachelor of Science degree, Cum Laude, in Business Administration with a minor in Mathematics from SUNY Geneseo.

She has over 10 years of experience in accounting and 3 years of experience in residential and commercial real estate field. Mrs. Joseph holds a Bachelor’s of Science degree in Accounting from Mercy College.

Responsible for the analysis, reporting and monitoring of loan data at MONTICELLOAM, LLC in the New York office. Mr. Katz graduated with honors from Tulane University with a Bachelor of Science in Management, majoring in Finance and Management-Consulting in the A.B. Freeman School of Business.

Responsible for human resources and strategic people operations at MONTICELLOAM, LLC. Previously, Ms. Kohl worked at Amgen and Environmental Resources Management. Ms. Kohl holds a master’s degree in Industrial and Labor Relations from Cornell University and a Certificate in People Analytics from The Wharton School.  She earned her Bachelor of Arts degree from Rice University where she double majored in Cognitive Science and Psychology with a minor in Neuroscience.

Mr. Lally operates as a Rotational Associate, assisting the Compliance, Asset Management, and Underwriting and Due Diligence functions at Monticello. Prior to joining, he worked at Skadden Arps as an International Arbitration Legal Assistant and at the New York City Mayor’s Office as a Stakeholder Outreach Fellow. Mr. Lally holds a Bachelor of Arts degree in International Relations, with a Spanish language specialization, from Pomona College.

Focusing on the underwriting and due diligence of investments at MONTICELLOAM, LLC. Prior to joining MONTICELLOAM, LLC, Mr. Lark worked in Capital Markets at PNC Bank. Mr. Lark holds a Bachelor of Science degree in Finance and Business Information Systems from University of Pittsburgh.

Responsible for the analysis, reporting and monitoring of loan data at MONTICELLOAM, LLC in the New York office. Mr. Norman graduated with honors from the University of Pennsylvania with a Bachelor of Arts degree in Economics, with a minor in Consumer Psychology from The Wharton School.

Brandon Rosenblum is the Director of Asset Management, overseeing the Asset Management team at MONTICELLOAM, LLC, focusing on investment portfolio analysis and surveillance, and relationship management. Prior to joining MONTICELLOAM in October 2018, Mr. Rosenblum spent eight years at BlackRock as a Director of Internal Audit, specializing in risk management and alternative assets. Mr. Rosenblum started his career at Deloitte as a Structured Finance Analyst and Senior Financial Statement Auditor, responsible for coverage of real estate, private equity/credit funds, hedge funds, and securitized assets. Mr. Rosenblum holds a CPA license in the State of New York, a Bachelors of Accountancy, Cum Laude, from George Washington University, and a Masters of Science in Technology Management from Columbia University.

He has over 15 years of experience in accounting and project management in the real estate field. Mr. Sandoval holds a degree in Accounting from William Paterson University.

Responsible for investment analysis, underwriting and surveillance in the New York office. Mr. Sorrentino holds a Bachelor of Science degree in Business and Technology from Steven’s Institute of Technology, and a Data Science and Machine Learning Certificate from General Assembly.

Prior to joining MONTICELLOAM, LLC, Mr. Sweeney worked at Deutsche Bank as a Portfolio Management Analyst in the Credit Risk group. Mr. Sweeney holds a Bachelor Arts degree in Economics with a minor in Business, from Villanova University.
