NEW YORK, NY (July 23, 2026) – MONTICELLOAM, LLC (“MONTICELLOAM”), a specialized seniors housing and multifamily bridge lending platform, along with firm affiliates, financed a $45,000,000 bridge loan for the refinance of a New York assisted living community.
The financing supports an experienced, New York-based owner-operator that has meaningfully improved occupancy and cash flow performance at the property since acquisition, including through the introduction of Medicaid-reimbursable home care services delivered in coordination with a licensed home care services agency.
The transaction was originated alongside a related mortgage loan secured by three affiliated assisted living properties. Both loans are intended to position the underlying properties for eligible takeout financing under the HUD 232 Program.
“Structuring the financing alongside the related three-property amendment allowed us to deliver a comprehensive solution across the Sponsor’s full portfolio and keeps the borrower’s debt seasoning timeline on track,” said Joseph Borenstein, Head of the MONTICELLOAM Healthcare Bridge Lending team. “Our team’s ability to move quickly and structure around the specific needs of each asset remains central to how we serve our borrowers.”
